REGIS ROAD DEVELOPMENT, 13.10.25

At Camden Council’s Development Management Forum on-line consultation event, Camden’s planning team presented Yoo Capital’s proposed scheme for Regis Road to the public, and answered questions. Yoo Capital confirmed it would be submitting a planning application for its proposal in a couple of weeks’ time. This is only for the land that it has acquired, which is outlined in pink below:

Yoo Capital’s proposals are for film studios, 500 high-rise homes (50% affordable) and a recycling centre on Holmes Road. Unfortunately, Joseph Homes, who are developing proposals for the high-rise housing shown in blue in the model below, are 6 months behind Yoo Capital in developing their scheme:

There should be a combined masterplan for the Regis Road development, as otherwise it will not be possible to evaluate the combined impact on Kentish Town. Yoo Capital should wait 6 months for Joseph Homes to catch up.

We were told that the residential buildings will be up to 25 storeys high (the view below is from the DMF presentation):

Queen’s Crescent Neighbourhood Forum has written to local councillors to express concern about the cumulative impact of developments across our area. We are concerned about the large increase in population without any corresponding planned increase in services (see our plan below):

We are also concerned about the lack of space for businesses needed to support the needs of Kentish Town residents. We do not believe the proposals meet the requirements for sustainable development. For example, the film studio building has a basement that is the equivalent of 10 standard storey heights below ground, which cannot be built within agreed carbon limits for construction:

Densely crammed together high-rise residential development does not provide accommodation that suits communities. There are inherent disadvantages including social isolation, lack of easy access to outdoors, dependency on lifts which may fail, the heat island effect causing raised external temperatures in the local area, high maintenance demands and costs that may not be met in future. Yoo Capital say they plan to sell off the development when it is complete.
